How to get my SC Real Estate license if I hold a Real Estate License in Another State?

Welcome to South Carolina where the answer to this question depends on various factors even with the new reciprocity relationship between North Carolina and South Carolina that started on January 26, 2024.


Factor 1: If you hold an active real estate license in another state besides Georgia and North Carolina, then the licensee must complete South Carolina's 90-hour pre-licensing requirements. You're subject to completing the background check and passing the national and state exams.


Exam Exemption:

  1. A non-resident with an active license in another jurisdiction or whose license in another jurisdiction has not expired for more than six months will only be required to take the State exam, ( Yes, North Carolina licensees are required to take the state portion of the South Carolina's exam) OR

  2. A Georgia reciprocity applicant is not required to take any examinations

Factor 2: Individuals holding an active NC provisional broker license in good standing shall be eligible for an SC Associate license upon receipt of the following:


  1. Complete SC associate application and application fee;

  2. Completion of the required background checks for SC licensure;

  3. License verification from North Carolina showing date of licensure, expiration date, and complete record of any disciplinary actions taken by the NC Commission;

  4. Proof of completing the required 90 hours of post-licensing education required by NC or 90 hours of pre-licensing education required by SC; and

  5. Proof of passing the SC portion of the salesperson examination.

Factor 3: Individuals holding an active NC broker license in good standing with less than three years of active practice as a broker (provisional broker license not to be counted), shall be eligible for a SC associate license upon receipt of the following:


  1. Complete SC associate application and application fee;

  2. Completion of the required background checks for SC licensure;

  3. License verification from NC showing date of licensure, expiration date, and complete record of any disciplinary actions taken by the NC Commission; and

  4. Proof of passing the SC portion of the salesperson examination.



Factor 4: Individuals holding an active NC broker license in good standing with three or more years of active practice as a broker or broker-in-charge (provisional broker license not to be counted) shall be eligible for a SC broker license upon receipt of the following:


  1. Complete SC broker application and application fee;

  2. Completion of the required background checks for SC licensure;

  3. License verification from NC showing date of licensure showing proof of three years active practice as a broker (excluding active practice as provisional broker), expiration date, and complete record of any disciplinary actions taken by the NC Commission;

  4. Proof of completing SC’s Unit IA Broker Management and Unit IB Brokerage Principles courses; and

  5. Proof of passing the SC portion of the broker examination.

Factor 5: If you hold a real estate license from another state and live in South Carolina, then you must complete the 90-hour licensing courses. The 60 hours Unit 1 is required to apply for the South Carolina Real Estate Commission. Then complete your background check and pass the national and state exams.

Factor 6: If you hold a Georgia real estate license by completing the GA's written exam and live in Georgia, you may apply to the South Carolina Real Estate Commission to complete your background check and the reciprocity application.
